Apartment management - Basic
This Apartment Management Agreement hereinafter the "Agreement" created on 11/10/24 (MM/DD/YY), by and between iKonnect, hereinafter referred to as the "Manager", and Daniel and shira Yosher The Property owner, hereinafter referred to as the "Owner", collectively referred to as the "Parties."
1. PROPERTY DESCRIPTION Owner hereby appoints Manager to manage the following property located at: 7 HaMa'apilim St - Jerusalem [Property Address]
2. TERMS OF AGREEMENT
2.1 Monthly Payment Owner agrees to pay Manager a fixed monthly management fee of 199 USD, plus Israeli VAT , for the following services: Manager shall conduct a bimonthly walk-through of the property to ensure that all systems are in working order, including but not limited to water, air-conditioning, alarm, and appliances. If your specific insurance requires additional requirements (pool, etc.) these will be carried out during these visits.
Manager shall maintain records of visits to the property for insurance purposes as required by Israeli insurance regulations. The manager will collect the mail and send a digital copy to the owner during the bi-monthly report.
2.2 Cleaning Services Owner may request cleaning services for the property as needed. The cost of cleaning services shall be an additional 59 USD per order, plus Israeli VAT. Cleaning services include cleaning of the entire apartment, washing linens and towels, and thorough disinfection of the property after each rental or before the arrival of new tenants.
3. Renting the Property Manager shall provide the following services upon the owner's request and according to his instructions for renting the property:
3.1 Short-Term Rentals (less than six months): Manager will find tenants, arrange key delivery and collection, and provide ongoing care and support during the rental period. Manager shall receive a commission of 10% of the rental income, plus Israeli VAT , after deducting cleaning costs.
3.2 Long-Term Rentals (six months or more): Manager will find tenants and provide ongoing care and support during the rental period. Manager shall receive a commission equivalent to a month's rent, plus applicable VAT.
4. Conditions
4.1. All prices refer to apartments in Israel and up to a size of 100 square meters, for apartments of other sizes please contact a representative.
4.2. Both Parties agree to comply with all relevant laws and regulations, including but not limited to tax and rental laws, as required.
4.3. All payments will be made to iKonnect, the owner will make the payment by providing a credit card and / or Bank transfer.
5. Payment in the US.
5.1 It is possible to make payments and receive funds in the USA, please take into account that a request to pay and/or receive funds in the USA will incur an additional commission charge of 10% + VAT 5.2 The additional fee will not be added to the monthly payment detailed in section 2 but only external funds / bills.
6. Termination Both Parties may terminate this Agreement at any time by providing written notice of at least 30 days in advance. Upon termination, any pre-paid fees shall be refunded to the owner. Manager shall complete any outstanding obligations as specified in this agreement during the notice period.
